In Just 30 minutes create a massive resource of money making content for your business.

Most business don’t have an active blog on their website but do have a Facebook page. It is generally left to the 20 year young secretary to keep this up to date. However what if you could give your Facebook “posting” person, great content that will actually draw in more customers.  After all that is what we want isn’t it more customers?

We did this for a golf course.  This is what happened.

Golfers have started to talk about the business and share content. They even become raving fans.

Here is what we did so we never have to think about what content our customers want to see.

  1. We used a Free survey program that you can google called Typeform.
  2. We listed the outcomes we wanted for the golf course.
  • More players in off peak times.
  • We wanted to sell more lunches.
  • We wanted to sell more alcohol.
  • We wanted to know what golfers wanted.

3. We produced 9 questions each relating to the above. We made 7 of the 9 questions multiple choice so it was very easy for the golfer.

4. We offered 20 free games of golf as a prize for this information, which we were drawing in 2 days time. This made the survey urgent.  We then emailed it to our database and also advertised it on Facebook with just a $60 spend.

5. In the 2 days we had 873 responses with some great ideas. Below is a screen shot from typeform. All this FREE. From the responses we now know exactly why people are playing golf and the influences effecting their golf.

Now our newsletters, blogs and Facebook posts have content in which we know our audience is interested in. Our content is also shared and talked about which we can see through our Facebook and newsletter platform. Plus we have also had an increase in player numbers which is one of our original goals.

Our plan is simple. Ask your customer what they want!

How do I advertise on Google? Easy step by step instructions.

If you are in business you probably have thought about advertising on Google.

Advertising on Google is often referred to as “Adwords” or “Pay Per Click” advertising.

Here is step by step instructions on how to get your business

Step 1:  If you have not got a google or gmail account, I suggest you create one for your Google advertising.  It is easy and only takes 2 minutes.  Click here to create one now.

Step 2:  Now you want to create your Google Adwords account.  This is your account for Google advertising also known as Google pay per click (PPC). Go to this page https://www.google.com.au/adwords/

Step 3:  Now enter the same username and password you have for your Gmail account and you should open up on a page similar to the below:

Step 4: I recommend going through this step by step guide with some recommendations. Enter your website and click continue.

It may take you straight to adwords express.  I prefer to use adwords which gives you more to choose. I would click on “compare Adwords Express with Adwords” and then switch to Adwords.

Step 5:  Here is where we create your settings for you first campaign,  Each campaign can have as many ads as you like.

Step 6: Click on the pencil on the right of “Your Budget” and enter how much you want to spend each day. I would recommend a minimum of $5 to $10 at the very least.  Most of our clients are on a minimum of $40 a day, but this pays for itself easily.  Click save.

Step 7: Click on the pencil on the right of “Locations”.  Click on the check “let me choose” and enter your target location.

You will see a list of these locations below.  Click on the location you are looking for.

I like to go by radius.  So once you click on the location then click on “Nearby”.

Once you have the correct radius click add:

The click done and then save:

Step 8: Click on the pencil on the right of “network” and untick the Display box. We find we don’t get great results with display.  Click save.

Step 9: Keywords,  This can make or break a business.  This is the number 1 reason Adwords fail and require constant monitoring.  Dont be worried it is worth the risk.

I could write a book about this, but that would bore you.  Simply click on the crosses on the keywords you do not want, and if you want to add any enter the keyword in the box.  Click save. e.g “Perth SEO”  I generally limit how many keywords I have at first.

Step 10:  Leave “Set your bid” as is.  You can change this later. Now it’s time to “write your ad.”

Step 11:  You will need to enter the website page you want your potential customer to go to.  Make sure this page relates to the keyword and dont just send people to your home page.  This will help with conversions and improving your quality score with Google.

Create your headline. Try and have the same word in your headline as the keyword you have chosen.

Now ad your text in the boxes below. Google will give you good tips and you will see what your ads look like on the right.  I try to add a call to action and depending on what it is I will also include a price.  (This ad wont get approved as it says “Google”)

Step 12:  Click save and continue.

Step 13:  Billing, Go through this step and then I will show you how to pause this if you don’t want to start straight away.  Make sure you have the correct time zone and click save and continue.

Step 14:  Go through the review tick the box and click “Finish and create campaign”.

Step 15: Congratulation, now click on go to account. Go to PPC campaign

Step 17: How to pause your account:

Once you go through the points or if you have clicked on cancel you will find yourself on the main dashboard.  Here on the left hand side you will see “campaign 1”  Click on this

It should now look similar to the below.  See the green dot near “Enable” click on this and click on pause.

You can then enable it again by clicking on it and enabling your campaign.

Congratulations you now have Google adwords running.  Remember to monitor keywords and test and measure the effectiveness.

This is a great place to put your special or call to action. It is very simple and effective. Example: If you are a real estate agent you may have this great image of a Family walking into a new house. How much more effective would that be if you had text: Flat rate commission 1.5%. No Advertising Fees.
Then link this page to a page on your website that has more details plus contact details. Make sure the heading on this page is the same as the text on your banner.

3 Newsletter “Subscription” is boring and I bet there are no sign ups.
Try something different “Get Latest Fashions in your inbox” or “Get notified on new arrivals.” This can be linked to a pop up box, which has proven to double sign ups. The pop up box allows you to stay on the same page and just a simple email address is all that is required. Every time you ask for more piece of information such as surname, phone you will lose 10%.

Are you a Mortgage Broker wanting customers from Social Media?

Social Media is a great place to get customers, however you need to do it the correct way otherwise your efforts are for nothing.

Before I start please keep this in mind.  When potential clients are searching for your service on Google, they are already interested in looking for a Mortgage Broker so you advertise differently whether it is for organic ranking of Google or Pay Per Click.  When you advertise on Facebook you really need to have a compelling reason for “lookers” to become clients.

This is a step by step process that gets results.

Firstly we need to send your ad to the right audience.  This can be done in a variety of ways and we prefer to test several ways.

  1. Custom an audience from your current database.  This is we can use your current customer database of emails or phone numbers and target them with a specific ad.  This is a great place to start as they already have a relationship with you.  This is all done through Facebook, and we suggest to back this up with an email campaign
  2. Create a Lookalike audience.  Facebook will look at your current database and select people with similar attributes on facebook and you can target ads to this new group.  Having similar characteristics as your current database increase the likelihood that they will need your services as well.  Truly an amazing tool by Facebook.
  3. Fan Targeting.  This is where we advertise directly to people that have already liked your page.  This is highly effective but you need 1000+ fans for this.
  4. Interest and Demographic Targeting. Great when you want to target an area or demographic.  If first home buyers are your target we can aggressively market to people aged 25-30 in a particular area.  Your ads can then be aimed for first home buyers.  Great strategy for most mortgage brokers.

How to convert your audience into Customers?  Ad copy on Facebook.

  1. Create a great ad copy.  You need something compelling to entice someone to come to you.  Please don’t say “Welcome to True Trusted Stockbrokers, we will give you the best service…….” Our recommendations that work include:

  • “Free case study on how to Pay your mortgage off in 10 years”

3. Tell a story to peak curiosity. “We just save s couple $500 a month on their mortgage, and here is how we did it…..”

4.  As writing this blog interest rates are falling so if you have a low rate show it.  “Are you paying more than 5% interest on your mortgage?” or “Home loan rates at 4.5% online today…”

What NOT to do now!

What should be Done!

When a potential customer clicks on your ad make sure they go to a page that has the same headline and information you promised.  Make sure you have a call to action button “Obligation Free Appointment” at least once or maybe as many as 4 or 5 times on the page.
